A Loan Against Property (LAP) is a secured loan where you pledge your residential or commercial property as collateral. The bank lends you typically 60–70% of the property's current market value. It's one of the cheapest loan products available since it's secured, with rates starting as low as 8.25%.
Most banks accept: (1) Residential property — your own home or flat, (2) Commercial property — shop, office, warehouse, (3) Industrial property — factory or plant, (4) Rented property — even if you're not living in it. Agricultural land is typically not accepted by banks, though some NBFCs do consider it.
Banks typically lend 60–70% of the property's current market value (LTV ratio). For example, if your property is worth ₹1 crore, you can get ₹60–70 lakh. The actual amount also depends on your repayment capacity based on income and existing obligations.
Yes! You retain full rights to use, live in, or rent out the property. The bank only holds the title documents as security. You get the property documents back only after the full loan is repaid.
LAP funds can be used for any legitimate purpose: business expansion, education, medical expenses, debt consolidation, weddings, property renovation, or working capital. It's the most flexible high-value loan product available.
If you default and the loan becomes NPA (Non-Performing Asset), the bank has the legal right to auction the property under SARFAESI Act to recover the outstanding amount. This is why it's critical to assess repayment capacity before taking LAP.
A home loan is for purchasing or constructing a specific property — the property being bought serves as collateral. LAP is for a property you already own — you use it as collateral to raise funds for any purpose. LAP rates are slightly higher than home loan rates but lower than personal loans.
Most banks require the loan to be fully repaid before the borrower turns 70 years. So if you're 55 and applying, you can get a maximum tenure of 15 years. Some NBFCs are more flexible on age criteria.
